The Realtor.com 2026 Housing Mismatch Report classifies Sarasota as a “Significant Shortage” for middle-income buyers. Using an income assumption around $75,000, the report says 16.20% of Sarasota listings were affordable in March 2026, compared with 11.80% in March 2025, and estimates 3,621 affordable listings were missing from the market.
That improvement is worth noting, but it does not make the search easy. “More affordable listings than last year” and “enough homes for every buyer” are not the same statement. FHA buyers should use the data to widen their search thoughtfully rather than assume a low down payment solves every affordability issue.

FHA’s familiar 3.5% minimum down-payment rule applies only when the borrower meets the applicable credit and underwriting requirements; it does not turn every listing into an affordable one. A buyer still needs room for closing costs, prepaid items, property taxes, insurance, repairs, and the association or community costs attached to the home.
In Sarasota and Bradenton, compare the total housing picture across different property types and locations. A smaller home farther from the coast may have a different insurance profile and commute than a condo near the water. A lower list price can also come with association documents, assessments, or maintenance needs that deserve review before the offer is written.
A three-part search strategy for Sarasota FHA buyers
- Set a total-housing ceiling, not just a list-price ceiling. Include taxes, insurance, HOA or condo fees, and a repair reserve in the conversation.
