Sarasota's Dec. 2026 SIRS Deadline: FHA Condo Buyer Guide

Florida's Structural Integrity Reserve Study requirement hits its December 31, 2026 deadline for buildings pairing it with a milestone inspection — and Sarasota and Bradenton have some of the state's highest concentrations of aging coastal condo stock. Here's what that means if you're financing a condo purchase with FHA right now.

If a Sarasota or Bradenton condo has caught your eye, ask about its Structural Integrity Reserve Study before you ask about the view. Florida Statute 553.899 requires most condo and cooperative associations to complete a SIRS, and buildings pairing that study with a required milestone inspection have until December 31, 2026 to finish both, per the Florida DBPR's official condominium inspection guidance. With that deadline five months out, more Sarasota-area buildings are actively working through the process right now — and that timing matters for FHA buyers.

What the SIRS and milestone inspection deadlines actually require

Per the DBPR, the rules break down like this:

  • Milestone inspections are required for residential condo and cooperative buildings three or more habitable stories tall, generally at 30 years of age — or 25 years if the local enforcement agency has determined the building's coastal proximity requires earlier review.
  • Structural Integrity Reserve Studies (SIRS) are required for the same class of buildings, evaluating major structural components like the roof, load-bearing walls, floor, foundation, and plumbing, and are due at least every 10 years.
  • Associations that existed on or before July 1, 2022 generally needed their SIRS completed by December 31, 2025 — but associations completing the SIRS together with a milestone inspection due by December 31, 2026 get until that later date to finish both.

Almost every Sarasota barrier-island and bayfront building falls into the 25-year coastal trigger, which means a large share of local condo inventory is either mid-inspection, mid-SIRS, or newly finished with one right now.

Why the timing matters for an FHA condo purchase

FHA does not just approve a buyer — it approves the whole condo project. Project approval reviews the association's budget, reserve funding, and any pending or recent special assessments. A building that is racing toward its December 2026 SIRS or milestone deadline, or that just received a report recommending new reserve funding, is more likely to have a special assessment vote or a reserve-funding decision in progress — either of which can require extra underwriting documentation before FHA approves financing there. It doesn't mean the building is a bad buy; it means the paperwork trail needs to be current.

Questions to ask before you make an offer on an older Sarasota condo

QuestionWhy it matters
Has the building completed its milestone inspection?Required at 30 years, or 25 years for many coastal Sarasota buildings — an overdue inspection is a red flag.
Has the SIRS been completed, and what did it recommend?Determines whether reserve funding is based on current data or still outstanding ahead of the December 31, 2026 deadline.
Is there a pending or recently approved special assessment?SIRS findings often trigger assessments — large or unresolved ones can complicate FHA approval and your budget.
Is this project currently on HUD's FHA-approved condo list?No approval, no FHA financing on that building — full stop.
How is the association planning to fund any reserve shortfall?Regular dues increases, a loan, or a special assessment each affect your monthly costs differently.

Why this is especially a Sarasota and Bradenton story

Coastal Sarasota and Manatee County have some of Florida's highest concentrations of aging condo stock built in the 1970s through 1990s — squarely in the 25-year coastal milestone trigger and now approaching or inside the SIRS completion window. That concentration means Sarasota-area buyers are more likely than buyers in many other Florida markets to encounter a building actively working through this process in 2026. Buyers who confirm inspection and SIRS status early avoid a financing surprise late in underwriting. See our guide to FHA-approved condos in Sarasota and our overview of FHA condo approval requirements for the mechanics of the approval process itself.

What this doesn't change

The SIRS and milestone inspection rules are about building-level structural safety and reserve funding, not about FHA's core condo rules or your individual qualification. FHA's 3.5% minimum down payment, credit and debt-to-income guidelines, and mortgage insurance premium structure are unaffected. Frequently asked questions

What is the SIRS deadline for Florida condo associations?

Associations that existed on or before July 1, 2022 must complete a Structural Integrity Reserve Study (SIRS) by December 31, 2025, under Florida Statute 553.899. Associations completing the SIRS together with a required milestone inspection due by December 31, 2026 may complete both by that later date.

Why does the SIRS deadline matter for Sarasota condo buyers?

Many Sarasota and Bradenton condo buildings are near the coast and were built decades ago, putting them squarely in the SIRS and milestone inspection window. A building racing to complete its SIRS or fund reserves discovered by the study may be more likely to have a pending special assessment or reserve-funding change that affects FHA approval.

Does an incomplete SIRS block FHA financing on a condo?

Not automatically, but FHA condo project approval reviews the association's financial health and any pending special assessments. A building that hasn't completed a required SIRS or milestone inspection, or that is in the middle of a reserve-funding decision, may need extra documentation before FHA approves financing there.

What is a milestone inspection and how does it relate to SIRS?

A milestone inspection is a structural inspection required for condo and cooperative buildings three or more habitable stories tall, generally at 30 years of age (or 25 years if within the local government's designated coastal distance), and every 10 years after. Buildings completing a milestone inspection due by December 31, 2026 may complete their SIRS on the same timeline.

How can I check if a specific Sarasota condo has completed its SIRS or milestone inspection?

Ask the condo association or its management company directly, or ask your loan officer to request the documentation as part of a project review before you write an offer. The Sarasota County Building Division and City of Sarasota Building & Permitting office also maintain local inspection and permit records.
