Per the Sarasota Magazine's coverage of Realtor Association of Sarasota and Manatee (RASM) data, Sarasota County's active single-family inventory fell 27.4% year-over-year to 2,870 homes in June 2026, pushing months of supply down to 4.1 — below the 5-to-6-month range generally considered a balanced market. Manatee County's single-family inventory fell 15.3% to 2,706 homes, also landing at 4.1 months of supply. On the condo side, Sarasota's active inventory dropped 12.1% to 1,959 units (6.3 months of supply) while Manatee's fell 18.2% to 1,327 units (5.7 months of supply).

At the same time, closed sales rose across every segment: Sarasota single-family sales were up 15.2% year-over-year to 805 transactions, and Manatee's single-family sales jumped 26.2% to 890 — the largest increase among the four market segments RASM tracks. Sellers in Sarasota's single-family market received a median 94.4% of their original asking price, per the same report.
