FHA announced on September 10, 2026 that its TOTAL Scorecard will begin accepting VantageScore 4.0 and FICO Score 10T alongside Classic FICO for eligible FHA forward mortgages with case numbers assigned on or after January 1, 2027. It is a future implementation date, not an immediate change to every Sarasota buyer's qualification. HUD says its preparedness guide does not change current FHA policy. What actually changed on September 10?
HUD named the implementation date and released planning guidance for lenders and technology partners. The newer models are scheduled to be included in TOTAL decisions for Title II forward mortgages with case numbers assigned on or after January 1, 2027. HUD also says lenders must keep following the current Handbook until formal policy updates take effect. This is a systems and underwriting transition, not a promise of a lower rate or a guaranteed new credit threshold. Source: FHA INFO 2026-21.
In my view, the practical question for a Sarasota or Manatee buyer is: Which score and underwriting path can a lender actually use for my application today? A headline about a 2027 model does not answer that. The lender's available technology, current program rules, and the complete loan file matter.
Should a buyer with a 580 credit score wait until 2027?
Not solely because of this announcement. FHA's news does not state that a 580 score becomes a different score, that every lender will use both new models on day one, or that a previously ineligible borrower will be approved. If I were reviewing a purchase now, I would ask for the current credit report, examine documented income and debt, check the property and program, and compare the real payment and cash needed to close. If the buyer is not ready, I would identify the specific obstacle rather than point to an untested future score. Current FHA policy source.

How would I prepare a Sarasota buyer now?
- Get the actual mortgage credit picture. The score used for a mortgage can differ from a consumer app's display; ask the lender which report and score apply to the file.
- Build the full payment. Taxes, homeowners and possible flood insurance, mortgage insurance, and association dues can change affordability more than a small score difference. Use the CFPB Loan Estimate guide to compare written costs.
- Check the home and the program. Condo project review, property conditions, county limits, or assistance overlays may be the controlling issue rather than the score model.
- Revisit the options when the rule takes effect. A buyer who is still shopping in 2027 can ask the lender what models and policies are actually available then.
What would I not promise from the new models?
I would not promise that they raise a score, lower a rate, remove mortgage insurance, or override debt-to-income and property standards. HUD describes a planned addition to eligible scoring models within its FHA underwriting system. Approval still depends on the full application and the policy in force for that loan. Can I use VantageScore 4.0 for an FHA purchase today?
The announced FHA TOTAL implementation date is January 1, 2027 for eligible forward cases assigned on or after that date. Ask the lender what applies to a current application. HUD announcement.
Will a new model automatically qualify me?
No. A score is one part of underwriting. The lender must review the borrower, property, financing and any separate assistance-program rules.
Does the change cover FHA assumptions?
